Snowcreek V Condos are located along the Snowcreek golf course and consist of two phases (for HOA purposes). Similar to Snowcreek Condos phase IV, phase V has a similar layout with the larger townhomes with private, attached 2-car garages located along the perimeter of the complex (some right on the golf course with others backing to either the Sherwins or open space offering views to the East), and a mix of smaller townhomes with attached 1-car garages, and condos with no garages located in the interior of the complex. Snowcreek Condos phase V is the largest of the phases with a total of 296 units, and was built between 1990 and 2002.


The units at Snowcreek V are for the most pat larger, more spacious and have more potential as vacation rentals. A lot of owners have their condos in the Snowcreek rental program which is a very effective way to get them rented out on a regular basis. The Snowcreek condo rental program is very well-known and has the potential to generate a lot of interest in your unit. Going it on your own VRBO style is a lot of work and with less exposure, you may see less results. The Snowcreek Rental Program does take about 50% for managing the rental, which might sound like a lot but the cost makes a lot of sense. They provide the advertising to rent the unit, provide cleaning services and laundry/linens, towels, toilettries, as well as provide maintenance and handle reservations. This basically means that you don’t have to do anything and you either supplement your income or help pay for your mortgage with rentals.


Recent numbers (as of 2015) show that having a vacation rental at Snowcreek V condominium complex can be profitable. These numbers are, of course, dependent on owner usage. The numbers, as provided by the Snowcreek Rental Program are as follows. For a 2-bedroom deluxe unit the average gross income for a year is between $16,500 & $34,000. For a 3-bedroom deluxe unit the average gross income for a year is between $10,800 & $26,000. The reason for larger units earning less probably has something to do with the fact that when it comes to rentals, most visitors are looking for something affordable that meets their needs, but doesn’t exceed their needs. A three bedroom offers a lot of space but when you’re on vacation, you really only want space for the amount of people you have. These numbers are, again, of course distorted by how much the owners actually occupy the unit.


Snowcreek V is among Mammoths finest Golf Course condominium complexes. The Mammoth area features some seriously wicked condos, and those found at Snowcreek V are among the nicest. Ranging from about $500,000 to well over $1,000,000 some of the Snowcreek V condos feature 4-5 bedrooms and 3-4 bathrooms. The spacious floor plans and breathtaking views are clearly one of the strongest selling points but the location is just as desirable. Snowcreek V is located near some of Mammoths best golf courses and therefore maintains additional value.
